The Borrower was introduced to Sancus by ACDS Consultants, a boutique debt advisory practice based in the West Midlands.

The loan, for the development of 33 apartments in central Birmingham, involved negotiation of an overage agreement as well as a complex build programme due to the site location for the development.

Refurbishment

The Introducer was established in 2004 to transact in unregulated specialist lending, focussing on BTL (Buy-To-Let), HMO (House in multiple occupancy) and bridging finance.

The Borrower had already developed a similar property and would be using the same contractor for the new development.

They had initially planned to undertake a light refurbishment of the property but having subsequently obtained planning permission decided to convert the bungalow to a 4-bedroom house.

The Borrowerā€™s original lender advised that they were not able to fund the change in the project, so their introducer suggested funding from Sancus.

The loan was to facilitate the purchase and development of 9 houses in West Sussex.

The Borrower was an SPV (special purpose vehicle) formed for the purpose of developing the project, with the owner and the guarantor of the SPV having already undertaken 3 smaller developments.

The development comprised 3 detached and 6 semi-detached houses.

The loan will be repaid from the sale of units or refinancing on practical completion.
