The borrower, who is a repeat client of Sancus, is an experienced developer.

The development will be completed on a phased basis with the loan available to be redrawn to fund subsequent phases. The completed units will be sold on the open market.

Bridging Loan

The loan of €1.1 million was secured on a 5,700 sq. ft. luxury house on the Mount Juliet Estate, County Kilkenny valued at €1.765 million.

The borrower, who is a repeat client of Sancus, is a sophisticated property investor.

Sancus facilitated a quick closing to secure the acquisition of the Property.

Following the acquisition of the property the borrower carried out some minor refurbishments before letting the property.

The Borrower will let the property on a short stay basis and, once income is stabilised, will seek to refinance the loan with conventional long-term debt.

Development Loan

Development Loan

Sancus provided an initial loan to fund the development of 38 houses in Monaghan on a phased basis, all of which were sold to an Approved Housing Body (who in turn leased the houses to the local council for social housing provision).

During the term of the first loan Sancus assisted the Borrower by refinancing another development in Dundalk and providing development finance to construct 8 houses, which were sold on the private market.

The loans, which were cross collateralised, have been full repaid.

An introducer fee was paid to the broker on loan closing.
